Yes. We work with owners who live abroad. On the All of It package we also remit non-resident tax to the CRA on your behalf.

Yes. We coordinate vetted local trades for everything from eavestrough cleaning to a new roof or furnace, and keep you updated until the job is closed out.

All Change is one month's rent, charged once when a new tenant signs. It covers marketing, showings, screening, the lease and the move-in inspection.

Houses vary more than condos. $199/month is the starting price; we confirm the exact fee in writing after a free rental analysis.

Yes. All prices are in CAD and exclude HST.

Yes. We manage small retail, office, light industrial and mixed-use properties for independent owners.

Each property is quoted on its own, based on square footage, number of tenants and lease type (net or gross). You get an itemized quote in writing before you sign.

Use the maintenance request form on our Tenants page. Include photos if you can. For emergencies such as flooding, fire or no heat in winter, call us right away.

Rent is due on the first of the month. Pay by Interac e-Transfer or the payment method set out in your lease.
